IT ALL STARTS WITH GOOD DESIGN

The basis of any successful construction project is a good design. In cooperation with an architect, we produce comprehensive designs, tailored to your needs and to the formal requirements resulting from the plot development plan or building conditions. We propose only functional, economical and horse-friendly solutions, without losing sight of the attractiveness of the architectural form. We are characterised by a high degree of flexibility and focus on the business goal of the client, who decides on our level of involvement in the project. We give shape to plans and dreams, creating equestrian facilities from the ground up to the roof. 

STAGES OF COOPERATION

NEEDS ANALYSIS / CONSULTING

Identification of the client's needs and expectations regarding the construction project.

CONCEPT

Presentation of a plan for the equestrian center under construction. Presentation of the overall concept of the project, as well as the individual elements of the development of the plot, including buildings and undeveloped areas, roads, green areas and other elements. The concept is based on criteria such as the safety and welfare of the horses, optimization of the arrangement of the individual elements within the plot, operability of the proposed solutions, attractive architectural form, and budget assumptions.

FUNCTIONAL PLAN

Presentation of the layout of the interiors with discussion and justification of their functions. Plans of rooms, common areas, and circulation routes. Preparation of a memorandum of understanding constituting the basis for the architectural design.

VISUALISATION

Presentation of the construction of the planned building in the form of a detailed three-dimensional (3D) model, together with graphic visualization of the external surface details using realistic materials and lighting. The design also includes scale representation of ancillary elements such as figures of people and horses, means of transport, machinery, and equipment.

CONSTRUCTION PROJECT

The construction project (depending on the facility) includes all the required agreements with utility suppliers, as well as the requirements set out by fire regulations, environmental impact statements related to the location of the stables and basic branch designs, carried out by designers who are qualified in a particular specialization. This is the study used to obtain the building permit and may include, among other things, the land development design, the architecture branch, the construction branch, the sanitary installations, the electrical installations.

BUILDING PERMIT

Based on many years of experience and proficiency in dealing with formal issues, administrative procedures and requirements governed by construction law, we act as an intermediary in contact with administrative authorities in order to obtain the necessary approvals and permits.

EXECUTION PLAN

Supplements the construction design with the details necessary for the realization of the building, and also helps to make a cost estimate of the building. The executive design may include more detailed projections and sections, additional construction details with an indication of the manufacturers of individual components, additional lists (e.g. of steel or rafter framing elements), precise spacing of light points, and the course of ventilation ducts. The executive design generally includes branches similar to the construction design, however, some additional branches may appear, which are not required to obtain the construction permit, such as telephone installation, computer networks, or others. The scope of the executive design depends on the arrangements between the architect and the investor and can be performed after obtaining the building permit. Before starting the design works it is advisable to have the following documents:

  • information from the spatial development plan or the decision on development conditions
  • map for design purposes
  • technical conditions for media connections
  • soil tests (in certain situations)
  • other documents
